Financing Solutions for Real Estate Investors and Homebuyers
Whether you’re purchasing your first home, buying your next rental property, or expanding a real estate portfolio, I have access to 300+ lending partners offering a wide range of financing solutions. While my specialty is helping investors with non-QM financing, including DSCR, bridge, fix & flip, bank statement, and asset qualification loans, I also offer conventional, FHA, VA, USDA, jumbo, and construction financing.
Many of these programs provide alternatives to traditional income documentation, making financing possible for borrowers whose financial picture isn’t fully reflected by tax returns alone. No two borrowers are alike, and no single loan fits every situation. My job is to help you compare your options and choose the financing strategy that best supports your goals.
Investor Financing Solutions
DSCR Loans
DSCR (Debt Service Coverage Ratio) loans are designed specifically for real estate investors. Rather than focusing primarily on your personal debt-to-income ratio, many lenders evaluate whether the property’s rental income can support the mortgage payment. This makes DSCR financing one of the most popular tools for growing a rental portfolio.
Bank Statement
Bank Statement loans are designed for self-employed borrowers whose tax returns may not accurately reflect their true income. Rather than qualifying based solely on tax returns, many lenders review 12 to 24 months of personal or business bank statements to determine income. This program can be an excellent solution for business owners, entrepreneurs, and independent contractors.
Fix & Flip Loans
Fix & Flip loans provide short-term financing for investors purchasing properties that need renovation before being sold or refinanced. Many programs offer fast approvals and flexible underwriting, allowing investors to move quickly when opportunities arise. Financing may also be available to cover a portion of the renovation costs.
Bridge Loans
Bridge loans provide temporary financing that helps investors or homeowners purchase a property before obtaining permanent financing or selling another property. These loans are designed to provide quick access to capital, making them ideal when timing is critical and traditional financing may take longer.
Asset Loans
Asset Qualification loans allow eligible borrowers to qualify using their liquid assets instead of traditional employment income. Rather than relying primarily on pay stubs or tax returns, many lenders evaluate retirement accounts, investment portfolios, savings, and other eligible assets to determine repayment ability. This program can be an excellent solution for retirees, high-net-worth individuals, and investors with substantial assets but limited reportable income.
Commercial Loans
Commercial loans are designed to finance income-producing properties such as apartment buildings, mixed-use developments, office buildings, retail centers, warehouses, industrial properties, and self-storage facilities. Financing options vary based on the property type, occupancy, and borrower qualifications, with programs available for both purchases and refinances.
Every Borrower’s Story Is Different
No two real estate investors, or financing situations, are exactly alike. The loan programs above represent some of the most common solutions available, but the right option depends on your investment goals, property type, income, assets, and overall financial picture. With access to more than 300 lending partners, I’ll help you compare your options and find a financing solution that fits your needs. Ready to discuss your next investment? Let’s find the financing solution that’s right for you.
